Noida, October 19: After the operationalization of Noida International Airport and the latest progress on the Sports City framework, Sector 150 in Noida has gained greater attention in the premium residential markets of NCR, strengthening the fundamentals of the location. According to Star Estate, a renowned real estate advisory firm, Sector 150 has been gaining prominence among buyers for offering premium residential projects as well as its distinctive green planning.
Since the very beginning, Sector 150 has been unique among other residential sectors in Noida owing to its futuristic approach towards planning. This is due to the fact that around 80% of the land in Sector 150 has been allocated for greenery and recreational purposes.
The Sports City vision further adds to the distinct character of Sector 150. As per the original scheme, at least 70% of the land is to be utilised for sports, institutional, open and recreational activities.
The Sports City framework is also moving into a more defined phase after years of regulatory uncertainty. The Noida Authority recently approved the revised layout for the long-stalled Sports City project in Sector 150. According to Star Estate, the development is significant because it brings greater clarity to a location that has continued to attract interest for its residential planning and connectivity despite the regulatory uncertainty surrounding parts of the Sports City scheme.
Commenting on the changing dynamics of Sector 150, Mr. Vijay Jain, Managing Director, Star Estate said, “Sector 150 has always had a differentiated proposition because of its green cover, low-density planning and Sports City vision. What is changing now is the broader environment around the sector. As infrastructure becomes operational and regulatory clarity improves, buyers are looking at the location with greater confidence. We believe this can strengthen its position within Noida’s premium residential market.”
The infrastructure development around the sector is adding another dimension to its evolution. The Noida International Airport has moved beyond being a future infrastructure proposition, with commercial operations having already commenced. This has added greater significance to the wider Yamuna Expressway and Noida-Greater Noida Expressway corridors, with the airport expected to support economic activity, employment and connectivity across the region.
Changing buyer preferences are also working in favour of locations such as Sector 150. Premium homebuyers are increasingly looking beyond the apartment itself and evaluating the larger living environment, including green surroundings, density, connectivity, social infrastructure, developer credibility and the long-term usability of a location.
Mr. Jain added, “Today’s premium buyers are looking at the larger address before making a property decision. Green spaces, open surroundings, connectivity, social infrastructure and the quality of development around a project are becoming increasingly important. Sector 150 brings several of these factors together, giving it a distinctive proposition within the Noida residential market.”
At the same time, Star Estate believes buyers should evaluate individual projects carefully rather than making decisions solely on the broader potential of the sector. Project approvals, construction progress, developer track record and applicable regulatory requirements remain important considerations, particularly in a location that has undergone a prolonged period of regulatory uncertainty.
“Infrastructure can change the perception of a location, but project selection remains equally important. Buyers should look beyond the broader story and evaluate execution, approvals and the developer’s track record before making a decision,” Mr. Jain said.
With the Sports City framework moving forward, the airport now operational and connectivity across the wider corridor continuing to improve, Sector 150 is gradually moving into a more mature phase of development. As Noida’s residential market becomes increasingly driven by micro-market fundamentals, the sector’s green planning, Sports City identity and improving connectivity could further strengthen its position among premium residential destinations.
